A business in a neighbour’s home: activities, disturbance and agreements

A home business may bring deliveries, customers, machinery or smells. How can you discuss the effect without assuming the business is prohibited?

Start with the activity you notice. A quiet home workplace is something different from a workshop with machines or customers blocking the passage. The size and location are important for an appropriate assessment.

The local rules and reporting routes below apply in England.

Which activity causes which effect?

Record moments, duration and the specific source: deliveries, a device, waiting visitors or smell. Also describe what is happening to you. Distinguish between normal residential activity and something that is demonstrably related to the business.

An advert or business registration does not establish what use is permitted at the address. Ask the business owner what happens there and confirm the source of any disturbance.

Which adjustments are negotiable?

Discuss working times, delivery slots, layout or information for customers. Start with the activity causing the problem and a realistic change.

If the noise is from an installation, a technical inspection may be necessary. An agreement about visitors will not solve a vibrating machine. If the source is unclear, have an expert assess what is being transmitted.

How do you start the conversation?

A focused opening

“On afternoons with appointments, visitors regularly stand in front of our common entrance. That makes it difficult for us to pass. Could you please indicate another waiting area to your customers and keep the passage free?”

Choose one trial

Try a specific change, such as staggered deliveries or instructions to wait inside. Agree who tells customers and when you will review the result.

What tools can help?

An activity and time overview

Record representative examples, including quieter periods. Share relevant information with the business owner, landlord or council team. Do not monitor all private movements.

A logistical agreement

Arrange loading, unloading, parking and reception at a permitted place. An agreement must not block a pavement, exit or escape route.

A technical inspection

For machinery or extraction, ask for maintenance checks and advice on reducing noise at its source. Establish the likely benefit before buying insulation or other materials.

Which rules apply in England?

A home business may need planning permission if it materially changes how the property is used. Permissions from a landlord or mortgage provider and any applicable licences are separate matters.

Where can you get help in England?

Discuss the timing of deliveries, visitors or noisy work. If the effect continues, contact the council’s planning team about use of the property or environmental health about the noise or smells.

Keep the next step manageable

Use the free incident diary for a few representative observations, any agreement and improvements. If you need outside help, see Who can help. State what happened, what you have tried and what you are asking the recipient to do. You do not have to keep approaching the neighbour if contact feels unsafe.
